Operating in the real estate market, Lugus is active across the residential, commercial and healthcare sectors through our three divisions: Grayling Properties, Lugus Commercial and Lugus Healthcare.

Established in 2016, Grayling Properties is a fully integrated developer and operator of Irish residential assets, with a team of 26 across development, asset, and property management. Operating in partnership with large-scale institutional investors and property companies, we manage an extensive portfolio of assets and focus on designing, implementing and executing strategies that optimise asset revenue and closely manage operating costs.
Grayling Properties has developed and refurbished over 1,500 units since inception and currently has circa 1,800 units under management. The team has developed a strong depth of expertise operating multi-family assets and the data available from the portfolio supports the investment team to source, underwrite and execute new investment opportunities.
Established in 2021, Lugus CRE is a leading operating partner / asset manager for global real estate investors seeking opportunities in the Irish market. The key principals have over 40 years combined experience in investing and managing real estate assets across Ireland and Europe across a range of sectors and structures.
Active across the Office, Retail, Industrial and NPL sectors over the past number of years, the team is skilled at underwriting investment opportunities, implementing business plans and driving value through pro-active management and tenant engagement. A key focus is to provide capital partners with detailed investment analysis and reporting, with a priority on ensuring our investment partners are fully updated on the performance of assets under our management.
The Portfolio currently extends to 3 assets (c.600k sqft) with an estimated value of approximately €100m
Lugus Healthcare has been active since 2022, with a focus on allocating capital into a sector that is deeply underfunded with very attractive supply/demand characteristics. A selection of the sectors analysed include nursing/care homes, step down care and senior/retirement living, each offering investors with differing risk profiles.
In Q2 2023, Lugus Healthcare set-up an operating partnership with Ethos Care to focus on the acquisition and management of nursing homes throughout Ireland. The team is currently working with a large-scale international investor with a target to acquire and stabilise a portfolio of 1,000+ beds — the priority being the delivery of market leading care and services.
